-تا
An Unreal or Hypothetical Condition
If things were different → this would happen.
How It Works
After اگر, forms such as ہوتا and جاتی can describe an imagined situation. A matching result with تو tells us what would follow. The habitual-looking form does not describe a routine here.
The first can mean “if there were time”; the second describes time being available as a fact or regular condition. Choose the whole construction from the intended meaning.
Gender and number agreement still apply. Context tells us whether the speaker imagines the present or looks back at a different possibility. The form itself does not assign a numerical probability.

If I had time, I would exercise every day.
A male speaker imagines having more time.
If Maryam were here, she would tell us the way.
Both forms agree with Maryam.
If this room were large, we would sit here.
An imagined property leads to an imagined action.

The condition is negative, while the result is positive.
