How It Works

نیا کمرہ means a new room. نیا is masculine singular direct.

نئی دکان means a new shop. نئی agrees with a feminine noun.

نئے کمرے means new rooms or new room in an oblique phrase. نئے marks masculine plural or oblique.

In نئی کتابیں میز پر ہیں, نئی agrees with the feminine plural noun, not with میز.
