-आ होता
An Unreal Past
A past form plus होता means had done, about an event that did not happen.
How It Works
This form imagines a past event that did not take place: अगर तुमने मुझे बताया होता, तो मैं आ जाता। (If you had told me, I would have come.) It means you did not tell me, so I did not come.
Build it from the simple past and add होता:

The simple past rules stay. A transitive verb takes ने, and the verb agrees with the object: किताब is feminine, so पढ़ी होती. With no object, the form is masculine singular: बताया होता.
The result clause often uses the plain -ता form: तो मैं आ जाता. You can also repeat the pattern: तो मैं आ गया होता. Both mean I would have come.
The same form follows काश for regrets: काश मैंने पहले पढ़ाई की होती.
The plain -ता form can also describe an unreal past (अगर तुम आते). The past form plus होता makes it clear that you mean a finished event in the past.

- अगर रीना समय पर पहुँची होती, तो वह बैठक में शामिल हो जाती।
If Reena had arrived on time, she would have joined the meeting.
पहुँची होती agrees with Reena.
- काश मैंने यह किताब पहले पढ़ी होती।
If only I had read this book earlier.
With ने, पढ़ी होती agrees with feminine किताब.
- अगर हमें संदेश मिल गया होता, तो हम पहले निकलते।
If we had got the message, we would have left earlier.
With मिलना, the thing received, संदेश, controls the agreement.
- अगर तुमने मुझे बताया होता, तो मैं आ जाता।
If you had told me, I would have come.
There is no object without को to agree with, so बताया होता stays masculine singular.
- अगर हम जल्दी निकले होते, तो हमारी ट्रेन नहीं छूटती।
If we had left earlier, we wouldn't have missed our train.
The result uses the plain -ता form छूटती.
Common Mistakes
Dropping ने with a transitive verb.
