می‌مانم تا برگردی → endpoint. تا وقتی که اینجایی، کمک می‌کنم → continuing condition.

How It Works

Wait for an endpoint. اینجا می‌مانم تا برگردی makes the listener’s return the endpoint of staying. برگردی describes the anticipated return; the sentence does not report that it has happened.

Describe a continuing condition. تا وقتی که اینجایی، به تو کمک می‌کنم makes being here the condition during which help continues. اینجایی asserts the relevant state; there is no rule that every تا clause must take a subjunctive.

Read actual past time. تا وقتی که اینجا بودی، هر روز همدیگر را می‌دیدیم describes a past interval. بودی and می‌دیدیم locate the state and repeated meetings in that interval.

Separate purpose. In آمدم تا کمک کنم, کمک کنم states a goal, not the endpoint of waiting. The same short connector has another construction; ask what relation the two clauses express.
